By making a booking with Discovery Coast Holiday Rentals Pty Ltd you agree to our Terms and Conditions.
The following Terms and Conditions are in place to be as informative as possible for our guests. They are also in place to clearly establish the expectations and obligations of guests and owners. It is the responsibility of all guests to abide by the booking Terms and Conditions. As the party making the booking you are also responsible to ensure that all persons staying at the premises during the term of your booking have read and understand the booking Terms and Conditions.
Failure to comply with these Terms and Conditions gives Discovery Coast Holiday Rentals Pty Ltd the right to refuse key handover, amend the rate or immediately terminate the holiday agreement. No refund will be provided.

Properties
All homes featured at discoverycoastholidayrentals.com.au are individually owned and not owned by Discovery Coast Holiday Rentals Pty Ltd. Each property is unique in terms of age, furnishings, décor, condition and amenities. Descriptions are provided in good faith taking great care not to misrepresent rental properties. Discovery Coast Holiday Rentals Pty Ltd is a licensed office acting in the capacity as managing agent for each property and in the event of any disagreement or dispute Discovery Coast Holiday Rentals Pty Ltd is required to seek instructions from the owners of the property.
If renting in Sunrise at 1770, this is a residential estate with most homes owner-occupied. Any persons using the premises or facilities are to conduct themselves in a manner which will not create nuisance or annoyance to neighbouring properties / homeowners. All body corporate by-laws are to be observed (a copy can be found in each rental property).
Payment
A reservation fee of 50% of the full tariff is required within 48 hours to confirm the booking. Unfortunately, we are not able to ‘hold’ bookings beyond this time. The balance of the tariff is due 30 days before arrival. Any booking not having the required deposit within 48 hours will be automatically cancelled without notification to the client or travel agent.
Full payment is required for bookings made less than 30 days prior to arrival and for weekend bookings.
Accepted Methods of Payment
Master Card and Visa
Direct Deposit – bank details will be provided if this option is chosen. However, please note that we do require your credit card details as a security bond. Please use your surname and initial of first name (i.e. SMITH J) as the reference for your deposit. It is essential you also email our office notifying us of payment so we can clearly identify and receipt your payment.
General Cancellation Terms
Refunds can take 7 – 10 business days to process into your account.
All cancellations must be submitted in writing by the original booking holder.
Low Season:
Cancellations made four weeks or more prior to the arrival date may be rescheduled to an alternative available date at no additional cost.
If cancellation is required, a $150 administration fee will apply, with the remaining balance refunded.
Cancellations made within four weeks of the arrival date will result in forfeiture of all paid funds.
School Holidays:
Cancellations made four weeks or more prior to arrival will incur a $150 cancellation fee.
Cancellations within four weeks of arrival will result in forfeiture of all funds paid.
Peak Season (Christmas & Easter):
Cancellations made two months or more prior to the arrival date will incur a $150 cancellation fee.
Cancellations made within two months of arrival will result in forfeiture of all funds paid.
Early departure does not qualify for refunds – full or partial refunds will not be issued.
Additional Terms
Guests must accept the accommodation as booked. Relocation due to dissatisfaction upon arrival is not permitted unless the original booking is forfeited and the full rental cost for new accommodation is paid before occupancy.
We take great care to ensure accurate property representations; refunds will not be provided due to personal preferences or expectations not being met.
Property surroundings (e.g. weather conditions, erosion, council work, neighbouring renovations, or wildlife nuisances) will not affect quoted tariffs—refunds will not be provided in such cases.
In the rare instance that flooding affects both access roads into Agnes Water / 1770, bookings may be deferred and rescheduled within the calendar year, subject to availability. Rebooking is not permitted during Easter or Christmas periods.
We strongly recommend travel insurance to safeguard against unforeseen circumstances.
Tariffs
Tariffs are subject to change without notice.
Bond Processing Information
For all bookings, a security bond will be processed prior to arrival to ensure a seamless check-in experience:
Bonds are processed the day before arrival or, if arriving on a weekend, on the preceding Friday.
Guests must provide the required details before their arrival day to facilitate bond processing—keys will not be issued until this process is completed.
The bond amount ranges between $1,000 and $1,500, as specified in your confirmation email.
Bonds are automatically released to the guest’s bank following an inspection, provided the property remains in the same condition as at check-in.
Bond release typically takes 7–14 days after departure, depending on the guest’s bank.
Bond Authorisations & Additional Charges
All homes have a Bond and there are certain conditions where a Bond will be charged. This may include:
Any damage to the property or its contents caused by guests. Should you find any damage to property prior to your stay, please contact our office immediately. Failure to do so will deem you to be totally responsible for the condition of the property on departure.
Excessive cleaning charges, repairs, or reinstatement of the property.
Expenses related to breaches of terms, including charges from emergency services or security personnel.
Additional tariffs resulting from unauthorized occupancy or other violations.
Call-out for noise complaints will result in a $150 fee taken from the Bond.
If the bond amount is insufficient to cover applicable charges, guests acknowledge their responsibility for the remaining balance.
Arrival & Departure
Check-in is between 2:00 pm and 6:00 pm on the day of arrival. Our representative will meet you at the property at an agreed time and hand over keys.
Check-out must be no later than 10:00 am on departure day. Discovery Coast Holiday Rentals Pty Ltd will make arrangements to collect keys.
Late Check-Out
Failure to vacate by 10:00 am will result in a late check-out fee of $50 per half-hour, deducted from the bond or charged to the guest’s credit card.
Late check-out beyond 12:00 pm will be charged at an additional night’s tariff.
Subject to availability, guests may request a late check-out upon arrival through our office.
Guests are responsible for securing the property at all times.
Luggage storage is not available.
If keys/remotes are lost, you are liable for replacement costs.

A $100 call-out fee applies for misplaced keys or after-hours assistance.

Pets & Animal Policy
Pets are not permitted in Sunrise at 1770. Body Corporate By-Laws and estate regulations strictly prohibit pets. If this by-law is not adhered to your booking will be terminated with no refund and the cost of fumigation of the property will be deducted from the security bond at the sole discretion of Discovery Coast Holiday Rentals Pty Ltd.
Occupancy Limits
Guests must adhere to the maximum occupancy stated in their booking.
Additional occupants will be asked to vacate the property and you may incur additional charges, which will be deducted from the security bond at the sole discretion of Discovery Coast Holiday Rentals Pty Ltd.
Property Use Restrictions
The property is strictly for residential use by the registered guests only.
The property must not be used for functions, parties, group gatherings, or schoolies/youth events.
Phones & Internet
Not all properties have phone and/or internet connection. If a property does offer internet, this will be noted in the Property Listing Features on our website. Please check when booking.
Conduct of Guests
To respect the tranquillity of the area, guests must conduct themselves in a manner which will not create nuisance or annoyance to neighbours. All statutory laws, regulations and by-laws are to be observed and include, but are not limited to:
Excessive noise or disruptive behaviour may result in security or police intervention. If Discovery Coast Holiday Rentals Pty Ltd receives a complaint, a $150 call-out fee applies per incident
Refrain from drunken, obscene, or antisocial behaviour
The property is used for purposes other than accommodation
The property is used for unauthorized functions, parties, or large gatherings. No schoolies, young groups, bucks or hens’ parties.
Guests agree to comply with any noise abatement order issued by law enforcement, security personnel, regulatory authorities, or body corporate by-Laws.
If renting a property in the Sunrise at 1770 estate, the following terms also apply:
Pets are not allowed on/within the property or estate
NO FIRES PERMITTED
Strict speed limit of 30km/h
No noise between 10:00pm and 8:00am
Additional charges may apply if there is a breach to these terms and conditions. These may be deducted from your security bond or charged as an additional tariff.
Breach of Terms
Any breach of this agreement permits Discovery Coast Holiday Rentals Pty Ltd to:
Refuse key collection.
Amend rental terms.
Immediately terminate the booking at its sole discretion with no refund provided.
No Subletting
The property must not be sub-let in whole or in part without the express written consent of Discovery Coast Holiday Rentals Pty Ltd.
Loss, Damage and Breakages
Discovery Coast Holiday Rentals Pty Ltd and the owner of the premises are not responsible for, and guests hereby release them from any liability in respect of injury, debt, damage, loss, cost, delay, expense or inconvenience caused directly or indirectly by events beyond Discovery Coast Holiday Rentals Pty Ltd or the owner’s control.
No responsibility is taken for guests’ personal property left in, or near the premises. A fee of $20.00 plus a return post envelope/box is to be sent by the guest to Discovery Coast Holiday Rentals Pty Ltd and items will be returned. Lost property is only held for 7 days and will then be donated to the local Op Shop.
Kitchen Supplies & Linen
All accommodation includes fully furnished interiors, kitchen facilities and linen.
Use of Bikes, Kayaks & Surfboards
Some properties may provide additional recreational equipment such as bikes, kayaks, and surfboards for guest use. These items are available strictly at the guest’s own risk and do not form part of the booking agreement.
The agent expressly excludes all liability for any accidents, damage, or misrepresentation associated with their use, whether caused by negligence or otherwise.
Damages & Additional Cleaning Fees
Guests are responsible for maintaining the property in a clean and tidy condition upon departure, including:
Washing and returning all kitchenware (dishes, pots, pans, etc.) to cupboards.
Bagging all rubbish and placing it in designated bins.
Cleaning BBQs—a $75 cleaning fee may be deducted from the bond if left uncleaned.
Reporting all breakages, damages, and lost keys to the agent.
Additional Cleaning & Damage Fees
Guests may incur deductions from their security bond for:
Excessive cleaning due to unattended rubbish, dirty dishes, re-arranged furniture, or damage.
Professional carpet cleaning due to spills or smoking-related odours.
Wall or glass damage requiring repair.
Processing labour costs for bond claims.
If damage or loss exceeds the security bond, guests remain fully responsible for all reparation costs.
Smoking Policy
Smoking is strictly prohibited inside the property.
Guests must maintain cleanliness, ensuring no cigarette litter is left behind.
Property Sales
If the property is placed on the market, guests understand that Discovery Coast Holiday Rentals Pty Ltd accepts no liability for booking cancellations due to sale. The agent will make reasonable efforts to secure alternative accommodation, but pricing and availability may vary.
Unforeseen Changes
In the event that the property becomes unavailable due to unforeseen circumstances, the agent will:
Notify guests immediately.
Attempt to secure alternative accommodation.
Refund all payments in full if no suitable alternative is found.
Appliance Repairs & Maintenance
During your stay, Discovery Coast Holiday Rentals Pty Ltd will endeavour to arrange repairs as soon as possible, however immediate repairs may not always be possible due to trade availability or part orders. Refunds or discounts will not be issued for unusable appliances awaiting repairs. If necessary, we will attempt to provide a substitute appliance where possible.
Property Inspections
During your stay, Discovery Coast Holiday Rentals Pty Ltd staff may require access to the property for maintenance or repairs. Guests will receive prior notice, and a suitable time will be arranged. 24 hours’ notice is considered reasonable.
Force Majeure
Discovery Coast Holiday Rentals Pty Ltd assumes no liability for disruptions caused by unforeseen circumstances, including but not limited to:
Weather events (floods, fires, natural disasters)
Civil unrest, riots, war, terrorist activities
Technical failures (transport delays, service cancellations)
Wildlife or environmental occurrences
If such events impact your reservation, Discovery Coast Holiday Rentals Pty Ltd may offer alternative accommodation or hold your booking for use at a later date.
Travel Insurance Recommendation
Guests are strongly encouraged to obtain comprehensive travel insurance, covering:
Cancellations & lost deposits
Medical expenses
Personal property damage or loss
Delays & natural disasters
Complaints Procedure
If guests experience an issue, they must report concerns at check-in for Discovery Coast Holiday Rentals Pty Ltd to promptly address them. If unresolved, submit a formal written complaint within three (3) days of check-out. Failure to follow this procedure may impact compensation claims.
Responsibility for Personal Property
Guests accept full responsibility for personal belongings throughout their stay. Discovery Coast Holiday Rentals Pty Ltd is not liable for loss, damage, or environmental occurrences affecting guest property.
Governing Law & Legal Compliance
This agreement is governed by Queensland law.
Guests agree to the exclusive jurisdiction of the Courts of Queensland.
