To ensure you have a great time at my property and everything goes smoothly, please note the following rules. I would really appreciate your cooperation, otherwise I may be forced to ask your booking channel to intervene, which may result in the loss of your monies paid, them reclaiming additional charges from you and / or evicting you (which is a pain for me and ruins your stay).
1. Events are strictly forbidden. No parties, schoolies, stag do's, etc, and no extra people on premises. My neighbours live here permanently and have the right to peace & quiet, especially during the hours of 10pm-8am.
2. The property gets a regular clean from cleaners. However, if excess cleaning is required, I will have to charge you extra - this includes, but isn’t limited to: dirty dishes, stains & marks, dirty BBQ, no rubbish removed and not following the check out instructions.
3. Please don’t steal or damage anything otherwise the cleaners will spot it and you will be charged for it. For any accidental damage, please notify us immediately. Accidents do happen and I am more likely to let it go, if notified in advance.
4. Smoking inside is strictly prohibited. A $250 fee applies if smoke is detected inside the house or if cleaners find cigarette butts anywhere on the premises.
5. Bringing a Pet is subject to approval. Please note some of our properties are strictly no pets. If a property is pet friendly, we will ask you to supply further details. Please just let us know, in advance, if you are planning to bring a pet.
6. All doors and windows need to be closed (when out) when not in the property during your stay, with the keys appropriately returned (if applicable) upon departure.
7. Check in time is strictly after 3pm, unless you have requested an early check in and it has been approved (please give at least 48 hours notice). Please review your specific details for the check in time. This is because cleaners need the property during these times to clean, between guests, assuming we have a booking immediately after your stay.

9. Loss of keys, remotes, etc, must be reported ASAP. Replacements will be charged for. This may involve changing of locks. If I need to arrange for someone to come & assist you with a spare key (because you have locked yourself out), a callout fee of $200 will be applied which needs to be paid upfront.
